What to expect from Stockport town centre's new 'Hatters Yard' development

A new building is beginning to mark itself out against the Stockport skyline.

It's called The Hatters Yard - a complex of 148 affordable apartments at the junction of Chestergate and King Street West.

Due for completion in 2028, the development will comprise a mix of one- and two-bedroom apartments.

All will be affordable - according to a planning document, 101 apartments will be affordable rent, with the other 47 designated as buy to rent.

Affordable rent is any rent which costs at least 20 percent below the local private market rate, while buy to rent lets residents rent at a discounted rate for a fixed period, so they can save a deposit to buy a home.

The Hatters Yard started construction in September 2025, with availability, prices and more detailed timescales yet to be released.

It's a £41m project, being delivered by Stockport's Mayoral Development Corporation.

The site actually comprises two separate buildings, linked by a large landscaped courtyard and a publicly-accessible pedestrian route from the River Mersey to Chestergate.

It aims to reflect Stockport's industrial heritage, by blending distinctive architecture with sustainable features.

There is a deliberately small parking area to encourage more people to use public transport, or to walk or cycle, a planning statement reads.

"The site provides a suitable location for residents to live without owning a car", the applicant said. "In the unlikely event that a resident owns a car does live at the site then they will be able to organise contract parking at one of the public car parks serving the town centre, such as Merseyway or Heaton Lane."

There will still be eight disabled parking spots with electric vehicle charging, however.

Speaking about the general impact the development would have on Stockport town centre, the applicant said: "The proposal enhances the social fabric of Stockport and results in public benefits by delivering high quality designed development."

It's based directly across the road from Weir Mill, a new neighbourhood featuring apartments, shops, bars restaurants and cafes, due to open this year.
