Up to 450 homes proposed for Poynton green belt
By Belinda Ryan - Local Democracy Reporter 6th Nov 2026
About 60 residents and two parish councils have objected to plans to build up to 450 homes in the green belt at Poynton.
Lovell Strategic Land has applied for outline permission for the development on approximately 26.93 hectares of land at Lostock Hall Farm.
Poynton Town Council has sent 13 pages of objections to Cheshire East planners citing several reasons why the proposal should be rejected.
The town council refers to the numerous sites proposed for development in the draft Stockport local plan.
It says if these go ahead, 3,394 houses will be built in Stockport adjacent to, or within half a mile of, the border with Poynton.
Among the many other concerns it raises are the fact the site is in the green belt, fears about traffic and transport issues and the lack of school provision.
Adlington Parish Council has called for the application to be refused on the grounds the site has unsuitable access and is inappropriate development in the green belt.
The proposed development involves bulldozing the existing derelict cottage on the site and building up to 450 residential dwellings.

Because the application is in outline form, only access is sought at this stage and the main vehicular access will be provided via a new roundabout on Roy Chadwick Way (A523 Poynton Relief Road).
Lostock Hall Road will provide a dedicated emergency, pedestrian and cyclist access.
The applicant says the site meets grey belt criteria.
A planning statement submitted by Bidwells on behalf of the applicant states: "The proposed development has been designed to deliver the significant public benefits sought through the government's golden rules for residential development on grey belt land.
"The scheme will provide 45 per cent affordable housing…
"The development will also deliver substantial areas of publicly accessible green space, including landscaped open space, children's play facilities, community orchard areas, biodiversity enhancements and improved recreational opportunities.
"Furthermore, the proposals will provide infrastructure improvements including a new site access, enhanced pedestrian and cycling connections, sustainable drainage infrastructure and ecological enhancements."
At the time of writing, 58 residents have objected to the application.
One said: "The proposed development would result in the permanent loss of productive agricultural land and open countryside.
"This land forms an important part of the rural setting of Poynton, providing visual amenity, wildlife habitat, natural drainage and agricultural value."
Another said: "Building 450 homes on green belt will cause permanent visual and spatial harm to the openness of the landscape and accelerate urban sprawl toward the border of Stockport."
Others said local infrastructure, such as GPs, schools, and dentists, are already at maximum capacity and Poynton cannot cope with the sudden influx of hundreds of new families.
The application, number 26/3496/OUT, can be viewed on the planning portal on Cheshire East Council's website.
The last date for submitting comments is November 20.
