New homes planned on ‘grey belt’ land in Stockport at 27-acre site

A new neighbourhood with up to 160 homes has been planned on a site in Stockport.

The area of 27-acres (10.96 ha) has been earmarked for new housing on Jacksons Lane in Hazel Grove, based opposite Hazel Grove High School and to the west of Norbury Farm Shop.

It would see a mix of one to five-bedroom houses built on the land, with proposals for half of the new homes to be designated as 'affordable' housing.

The proposed homes would be based on around 10-acres of land at the northern section of the site near Jacksons Lane, with the southern part kept as open space alongside planting and play areas.

The land is currently 'in agricultural use' according to planning reports.

House builder Taylor Wimpey has submitted its scheme to Stockport council for consideration.

It comes as there are concerns among some residents in Stockport about the potential loss of green open spaces in the borough.

While the land at Jacksons Lane is designated as green belt, the developer has argued that it should be defined as 'grey belt'.

They say that the land 'does not contribute to the open nature of the countryside' and that it would 'not compromise the gap between existing towns' in Stockport.

In Stockport council's draft local plan, land at Jacksons Lane has been earmarked for at least 440 new homes.

The local plan is a document outlining the future of housing and development in the borough up to 2042.

A consultation on the draft local plan closed in December and the council is currently reviewing the feedback from Stockport residents before it moves forward.

Stockport council has set a deadline to decide the application by Taylor Wimpey for new homes on Jacksons Lane by Friday, April 17, 2026.

A separate planning application has also been submitted by Bellway Homes to build on a different part of Jacksons Lane.

This is for 176 new homes on a 19-acre site with Chester Road to the east.

Should both schemes be approved in future, it would see major housing development taking place in the neighbourhood.

In December, people living around Jacksons Lane said they were worried about the huge scale of changes being proposed.

Erika Morgan, 94, has lived on Jacksons Lane since 1968. She told the Local Democracy Reporting Service in December: "The traffic would be dreadful if it goes ahead, I would definitely be upset with them building there. It's a really important space for our neighbourhood, I think a lot of people would be upset to lose this land."

Adele Shaw, 51, has lived on nearby Arundel Avenue for 32 years. She added: "That land is very important, when our children were small we were over there all the time looking at the animals, every family on the estate goes over for that. As soon as they start building on it we won't ever get it back."
