Stockport’s regeneration continues as plans for 144 new apartments submitted

By Alasdair Perry 24th May 2023

Plans for a new residential development comprising 144 new apartments have been submitted to Stockport Metropolitan Borough Council.

The development would contain '100% affordable housing', including rent-to-buy and affordable rent properties, and would be situated on King Street West, at the corner of Chestergate, adjacent to the river.

The homes would form part of the Stockport Town Centre West project. Delivered by the Mayoral Development Corporation, this project aims to build 3,500 new homes to tackle housing need and the 'changing role of town centres'.

The proposed site is currently 'brownfield' land, meaning it has been previously built on, but is now abandoned and underutilised.

Mostly used for vehicle storage, only three buildings remain on the site: a newsagents, abandoned for 15 years; an office building, similarly vacant for 15 years; and a children's play centre, vacant for one year.

The planning statement argues that the proposed development will provide affordable, energy-efficient housing, contribute to the shortfall in housing provision, "provide a mix of residential tenure types near a variety of local amenities and transport hubs", "support the vitality and viability of Stockport town centre", and improve the appearance and function of an existing site.

It concludes by describing the development as 'positive urban regeneration', delivering accessible homes, making effective use of land, and promoting sustainability.

Designed by architects Paddock Johnson Partnerships, the proposed Chestergate development reflects the area's industrial heritage; the west side of the viaduct certainly contains a number of tall industrial buildings in its built landscape.

The deadlines for standard and neighbour consultation dates are 7 and 9 June respectively. The determination deadline is 14 August 2023. Residents can make comments on the proposal if they wish to do so HERE.
