Plans unveiled for new development of 68 homes in Bramhall

Plans have been unveiled for 68 new homes on the edge of Bramhall, half of which would be designated as 'affordable'.

The development would be built on 2.74 hectares of brownfield land, currently the site of some former agricultural buildings. 

The buildings would be demolished (and recycled where appropriate) and the 68 homes would be built in their place.

The plot sits on the edge of Bramhall off Lytham Drive, close to the border with Cheshire East Council.

Although details of the plans have been revealed, a full application has not yet been submitted. So far, the developer has asked the council whether an 'Environmental Impact Assessment' (EIA) will be necessary.

If the council deemed it was necessary for an EIA, the developer would have to carry an assessment out and include it in future proposals.

In this case, however, the developer argues that it is "unlikely that the development poses a risk of having significant adverse effects on the environment". 

The development proposes to retain mature trees and hedgelines, and is not located near any heritage sites or areas of outstanding natural beauty. 

"The site is previously developed and its redevelopment would not impact on a relevant abundance, quality and regenerative capacity of natural resources in the area", the developer said in their screening request. 

A decision on the request is expected in April.
