Plan for new estate in Stockport with 244 homes moves ahead

Plans to build a new estate with hundreds of homes on a Stockport golf club are moving forward.
Developer Bellway Homes is leading the project based at Gatley Golf Club on Motcombe Road.
Permission to turn the site into a housing estate was granted by the Planning Inspector in January 2025 after initially being knocked back by Stockport council's planning committee.
Local residents had objected to the plans and were campaigning to save the club. More than 1,600 people signed a petition to stop the land from being developed.
The initial 'outline' planning application was made by Hollins Strategic Land.
Bellway has submitted a new 'reserved matters' application to the council with more details on how it plans to take the development forward.
It is looking at a scheme of 244 new homes, with a 'varied mix' of two storey properties with between one and four bedrooms.
Half the properties would be at 'affordable' rates, priced below market value.
The plans involve keeping the existing clubhouse for use as a community hub.
A report set out the vision for the site: 'The development will create a well-informed attractive neighbourhood, not overly dominated by the car, and give a sensitive integration and robust solution to the existing character area, as well as creating a sense of place which includes house types with reference to the local architectural vernacular.'
Other changes are planned to 'open up' the land according to the report, with new routes for pedestrians and cyclists alongside areas of 'public open space' within the site.
The golf club opened in 1912 and local residents previously said it was a key part of the community.
After the Planning Inspector granted permission for the land to be developed in 2025, resident Sharon Lindsay said: "It's just heartbreaking to see that it will be built on, the community is feeling very hurt by what has happened.
"Although it's a private club they feel it has many links to the community that go back to the early days of the club, with generations of family connections. We have a lot of affection and love for the club.
"This is a blueprint for how to sell a sports club and deprive the community of a recreational facility, people need to be aware of that."
Paul O'Shea, director at Hollins Strategic Land, said at the time: "The positive decision now presents a real opportunity to create a thriving, balanced neighbourhood incorporating a range of community facilities for local people."
