Huge 115,000 sq ft eco-business park could be built near M60

A 115,000 sq ft eco-business park could be built in Stockport after a new planning application was submitted by the council.

The proposed Cheadle Eco Business Park is based on council-owned land to the west of Bird Hall Lane, in what is described as a "well-established industrial park" with a number of one to three-storey buildings close to the M60 motorway.

If successful, the aim would be to demolish existing buildings on the site to be replaced by the new business park and office space. This would consist of a total of six units spread across three blocks, with Unit A the largest at 10m tall and taking up 43,799 sq ft of space.

Network Space Developments, a company based in Newton le Willows, was chosen by Stockport council in April last year to manage the proposed development. The application will be supported by a cash pot of £4.4 million out of Stockport's £13.9 Town Fund from the Government.

The proposal could go on to create a number of jobs in the town in distribution, manufacturing and hybrid workspaces.

The site is targeting an 'outstanding'  BREEAM rating – a measure of a building's sustainability performance. To this end, a  total of 26% of onsite parking spaces will be provided with EV charging facilities according to the planning application.

The design includes outdoor and green spaces for employees at the business park for seating and activities.

One of the stated aims of the development is to contribute to job creation in the area, a target key to boosting Stockport's local economy along with providing employment opportunities for the rising number of new homes being created predominantly around the town centre.

In April last year, the council stated that stakeholder engagement and market research for the planned development had been "really positive", showing a "strong demand for such space, where there is currently very little provision."
