Plans have been submitted for 75 new homes in Woodford, half of which would be affordable.

The proposal is based on around 10 acres of land between Woodford Road and Moor Lane, which is currently designated as green belt.

Property developer Richborough is promoting the scheme.

Promotion in this sense means Richborough will manage the entire planning process, while the landowner retains ownership. If plans are successfully approved, the land will be sold with planning permission, likely to a housebuilder, with the promoter taking a share of the sale proceeds.

This also means that the plans are indicative - in other words, they represent broadly what might be done with the site, but exact details such as the design of the homes are subject to the housebuilder's judgement later on.

Although the land is designated as green belt, the applicant argues that the site as it stands (it is currently used for grazing) 'does not contribute strongly towards green belt purposes'.

Green belt provisions are designed to protect the countryside from urban sprawl, to distinguish between towns, and to maintain the character of historic towns.

However, the land has previously been earmarked for designation as grey belt, which marks it out as lower-quality or previously developed land within the green belt that may be released for new development.

"The site will be promoted for green belt release within the emerging Greater Manchester Spatial Framework", Richborough said.

Of the 75 homes, 50 percent would be affordable.

The homes comprise a mix of houses and flats, from one-bed apartments through to four-bedroom houses.

The development would also include landscaping, public open space, and parking.

The developer argues that the extra trips along roads from potential residents would have a 'negligible impact' on traffic.

A decision on the plans is due from Stockport Council in November 2026.

The consultation expiry date is 5 September for neighbours.
