A development site in the historic centre of Stockport is up for sale, coming with full planning permission for a block of 24 flats. 

The site is located on Churchgate, directly opposite St Mary's Church and adjacent to Stockport's iconic market. The Landwood Group, marketer for this site, describes it as a 'prominent position'.

The sale, amounting to £1.35 million, comes with planning permission for 24 apartments: 20 two-bedroom apartments and four three-bedroom apartments, 52 in total. Development is currently underway, with the foundations having been laid alongside part of the lower floors.

According to a planning document, the building creates the appearance of a row of four three-storey historic townhouses, with pitched roofs fronting Churchgate. Basement and sub-basement levels are also included as part of planning permission. A modern three-storey flat roof element is located to the rear with a large communal roof terrace above.

The distinct historic and modern elements are separated by an open atrium accessed from Rostron Brow and Harvey Street, with a lift and stairwells to all floors. 

A committee report describes the plans thus: "Despite the challenging nature of the site in terms of its very close relationship with existing buildings and its sensitive heritage context, the proposed development is considered to be a high-quality design solution that would make a relatively small but valuable contribution to helping Stockport meets its housing needs in full accordance with its strategic objectives at a time of significant undersupply."
